Job Summary

Happy House Design, a pioneering design-build firm specializing in high-performance residential and small-scale commercial projects, is seeking a skilled and motivated Project Manager for our Design-Build Division. This role is essential to managing projects from initial concept through construction completion, ensuring design integrity, budget adherence, and timely delivery. We’re looking for a detail-oriented leader with a strong foundation in both architectural design and construction, and a passion for delivering sustainable, high-quality projects.

Key Responsibilities

• Project Planning & Coordination:

• Oversee all project stages, including planning, design, pre-construction, permitting, procurement, construction, and closeout.

• Work closely with architects, designers, engineers, and subcontractors to ensure all project deliverables align with design intent and client vision.

• Create and manage comprehensive project schedules, timelines, and budgets.

• Client Communication & Management:

• Act as the main point of contact for clients, maintaining transparent and proactive communication throughout each project.

• Lead regular client meetings to provide updates, manage expectations, and address any concerns.

• Team Leadership & Coordination:

• Guide internal project teams, coordinating between design and construction staff to ensure alignment and efficient workflows.

• Mentor junior team members and foster a collaborative, positive work environment.

• Construction Oversight:

• Conduct regular site visits to monitor progress, safety, and quality standards.

• Review and approve subcontractor work, ensuring it meets design specifications and high-performance standards, including Passive House principles when applicable.

• Budget & Cost Management:

• Oversee project financials, including budgeting, forecasting, and expense monitoring to ensure profitability.

• Review and negotiate contractor and vendor bids and contracts.

• Permitting & Regulatory Compliance:

• Manage the permitting process and ensure compliance with local building codes, zoning regulations, and energy efficiency requirements.

Qualifications

• Bachelor’s degree in Architecture, Construction Management, Engineering, or a related field; a Master’s degree is a plus.

• 5+ years of project management experience in the construction or design-build industry, with a focus on residential or small-scale commercial projects preferred.

• Proven track record of successfully managing projects from start to finish, delivering on time and within budget.

• In-depth knowledge of construction methods, materials, and best practices, with a focus on sustainable and high-performance building.

• Proficiency in project management software (e.g., MS Project, Procore, or similar).

• Excellent communication, negotiation, and organizational skills.

Preferred Skills

• Experience with Passive House construction or similar high-performance building standards.

• Familiarity with design software (AutoCAD, Revit, or similar) is a plus.

• PMP or other Project Management/Construction Management certification is desirable.
